Design and Construction Process

South Coast Constructions is a small boutique company that is dedicated to producing a limited number of custom homes each year, this enables us to maintain product individuality and at the same time maintain an unparalleled level of quality control.

We firmly believe that not only should your new home meet your expectations but rather it should surpass them. For that reason, every one of our homes is architecturally designed to ensure we maximise your satisfaction by creating a home that is perfect for you and your lifestyle needs, now and in the future.

Alternatively, you may already have your own Architect or house plans, in which case our construction team will work collaboratively with your own design team to ensure that your home will enjoy the stringent quality control systems that are endorsed by South Coast Constructions. Our construction team will be happy to tender your project.

 

Step 1

Brief

The first step on the road to realising your new home is taken hand in hand with a representative from our design team. We offer you an obligation free meeting where you can discuss with us your goals and requirements in order to build an understanding of how we can work together to realise your vision.

Our design team will assess your site and liaise with council to advise you of any relevant constraints. From this point, our team can inform you precisely of the design you will be able to achieve within your budget.

 

Step 2

Design Concept

Having established your project brief, our design team will continue to create your own individual masterpiece.

Whether your home is classical or contemporary in design, our team has the expertise to ensure the design surpasses your expectations.

The initial concept design will indicate the layout of the home, size and arrangement of rooms within.

Collaboratively we will evolve and finesse the design until the floor plan and elevations are finalised, including materials and colours.

At this time, preliminary construction estimates can be formalised and agreed upon as we will now know the size, configuration and complexity of your new home.

 

Step 3

Planning Approval

Upon your acceptance of the design and preliminary cost estimate, the necessary documentation is compiled and submitted to council in order to secure a Planning Approval.

Depending on the scale and complexity of your project, council may require additional information or minor amendments in order to provide approval.

 

Step 4

Working Drawings and Construction Documentation

Following the issue of Planning Consent from council, construction drawings are prepared for your new home.

Our design team works with Engineers and House Energy assessors to prepare a complete Building Approval package.

At this time selections of finishes are made for your new home.

 

Step 5

Construction

As your new home has now been fully engineered and documented, our construction team can now provide you with a contract price to build your new home. At this point, a contract is entered into and construction can commence.

During construction, your project will be managed by one of our in-house Project Managers and onsite by one of our Site Supervisors. They will ensure the highest level of construction quality is maintained and that your home is constructed exactly in accordance with the agreed design.

 

Step 6

Handover

Upon completion of the project, your new home is handed over to you. Handover signifies the completion of the building works, commencement of the warranty period and the start of a lifetime of enjoying your very own quality South Coast Constructions home.
